The primary concept of the proposed mixed use office facility is to provide the ideal hub for federal home land security
and coast guard operations. This is achieved through security, accessibility, sustainable design, and convenience.
Security & Accessibility features include centralized location, convenient highway access, rooftop helipads, private gated drive way with security check-in stations, security fencing, fully tempered hurricane proof curtain wall glass, 2’ thick reinforced
concrete walls, reinforced concrete sea wall, security audio visual, and a large berm around the perimeter of the building to protect against large blasts.
Sustainable Design elements of the complex include: brown field redevelopment,
public transportation access, storm water design: quantity & quality control, green roof to combat heat island effect, light pollution reduction, water use reduction, water efficient landscaping, innovative wastewater technologies, water use reduction, optimized
energy performance, refrigerant management, on-site renewable energy, storage & collection of recyclables, construction waste management recycled content, regional materials, rapidly renewable materials, certified outdoor air delivery monitoring, quality management plan, low-emitting materials, controllable
